Warning signs

Signs Your Roof Needs a Repair Soon

Most roofs give warning before they leak. Walk around the house after a storm and look for these from the ground.

  • Shingles on the lawn or in the gutters
  • Dark patches where granules have washed off
  • Shingle tabs lifting or curling at the edges
  • Rust or gaps in the metal around a chimney
  • A sagging line along the ridge or eaves
  • Stains on the attic decking or on top floor ceilings

Spot one? Photograph it and send it over; many repairs can be priced from a few clear photos plus a short visit.

The decision

Repair or Replacement: How We Weigh It

We recommend repair whenever the rest of the roof has years left, and say so plainly when it does not.

Curling and cracking across most slopesReplacementPatching one spot just moves the next leak over

Materials

Repairing Different Roof Types

Asphalt shingles

Most New Jersey homes. Repairs use matching weight and color, with new underlayment where the old paper is torn.

Slate

Common on older homes in Essex, Bergen and Mercer. Broken slates are replaced individually with copper nails or slate hooks.

Cedar shake

Split or cupped shakes replaced and the surrounding courses checked for rot.

Flat membranes

Rubber and modified bitumen patched with compatible material so the repair bonds.

Repair questions

Roof Repair NJ: Common Questions

How soon can you schedule a roof repair?

Routine repairs are usually booked within a few days, sooner near Edison. Active leaks are handled as emergencies the same day.

Can you match my existing shingles?

Usually closely. Discontinued colors can make an exact match impossible, and we show you samples before installing.

Is it worth repairing an older roof?

If the damage is local and the rest of the roof lies flat and sealed, yes. Widespread curling or soft decking points to replacement.

Do roof repairs need a permit in New Jersey?

Not for shingle work on a standalone single or two family home. Rafters and other framing do need one.

Can you repair just the flashing?

Yes. Flashing at chimneys, walls, vents and valleys is one of the most common repairs, and the shingles around it can often stay.

Do you repair slate roofs?

Yes. Broken slates are replaced one at a time so the original roof stays intact.

Will a repair void my roof warranty?

Manufacturer warranties vary. If your roof is under warranty, send us the paperwork and we will follow its requirements.

Do you give a written price?

Always, before any permanent work starts.
