Is a roof leak an emergency?
It is when water is reaching ceilings, insulation or wiring, or when an opening will let the next rain in. A slow stain that stopped can usually wait for a scheduled visit.
Should I go up on the roof to look?
No. Wet shingles, ice and storm debris make roofs dangerous. Look from the ground or through attic access only, and leave the rest to a crew with fall protection.
Why does my ceiling leak far from where the damage is?
Water runs along decking and rafters before it drips, so the stain inside can be several feet from the opening on the roof.
What should I do about a sagging ceiling?
Clear the room, put a bucket under the lowest point and, if safe, make a small hole there so water drains instead of bringing the drywall down.
Can high wind damage a roof without missing shingles?
Yes. Wind can unseal shingles so they lift and drop, leaving creases that leak later. A close look after a big storm catches it.
Is it safe to stay home with a roof leak?
Usually, if the leak is away from electrical fixtures and the ceiling is not sagging. If water touches wiring, turn that circuit off and stay out of the room.

Why do emergency repairs cost more than scheduled ones?
Night, weekend and storm work takes crews off other jobs and often happens in bad conditions. Published New Jersey guides put after hours work well above scheduled rates.
What does a typical leak repair cost in New Jersey?
Small, localized leak repairs commonly fall between $400 and $1,400; flashing jobs land around $500 to $1,000, depending on access and what is underneath.
Does homeowners insurance pay for a new roof after a storm?
Sometimes, when storm damage is widespread. Policies often pay less for older roofs, and wear and tear is excluded. Your adjuster decides.
What is a windstorm deductible?
Some New Jersey policies, especially near the coast, use a separate deductible for named storms or wind, set as a percentage of the home’s insured value rather than a flat amount.
Do I have to use the roofer my insurer recommends?
Generally no. You choose your own contractor. Your insurer may ask for estimates and photos before approving the work.
Will you wait for my insurance check before starting?
Emergency protection happens right away. Permanent work can be scheduled around your claim, and we explain payment terms in the written contract.

New Jersey Roofing Rules
Do roofers need a license in New Jersey?
New Jersey requires home improvement contractors, including residential roofers, to register with the Division of Consumer Affairs. You can check any registration online or by phone.
Do I need a permit to replace my roof in NJ?
For a detached one or two family home, replacing the existing roof covering is ordinary maintenance under the state construction code. Structural work, and roofs on other building types, can need a permit.
What has to be in a roofing contract?
For work of $500 or more: the contractor’s legal name, address and registration number, a description of the work and materials, the total price, and start and completion dates.
Can I cancel a roofing contract after signing?
Yes. You have until midnight on the third day after you get your copy to cancel, in writing, and any payment comes back within 30 days.
How many layers of shingles are allowed?
Building codes generally limit asphalt shingle roofs to two layers. Homes that already have two usually need a tear off at replacement.

How long do asphalt shingle roofs last in New Jersey?
Commonly about 20 to 25 years for architectural shingles, less for older three tab roofs, shorter near salt air or heavy tree cover.
Can you repair a slate roof?
Yes. Broken slates are replaced individually with matching pieces and hooks or nails, which keeps the original roof intact.
Why do flat roofs on rowhomes leak so often?
Seams, parapet flashing and ponding water age faster on flat roofs. Regular checks after winter catch most problems early.
What causes ice dams?
Heat escaping into the attic melts snow, which refreezes at the cold eaves. Better insulation and ventilation are the long term fix.
When is the ideal season for a roof replacement in NJ?
Late spring through fall offers the most reliable weather for shingles to seal, though emergency work happens year round.
Should I repair or replace an old roof after storm damage?
If the roof is near the end of its life or damage is widespread, replacement often makes more sense. We price both so you can compare.
